Persimmon Homes South West has secured a resolution to grant planning approval (subject to legal agreement) for 92 quality new homes in Cranbrook Town Centre, East Devon.

Approval was given for two applications – one full application for 61 homes and a reserved matters application for a further 31 properties – at a meeting today of East Devon District Council’s planning committee.

The scheme will deliver a mix of house sizes, landscaped areas, and supporting infrastructure, helping to create an inclusive, sustainable community at the heart of Cranbrook. With the land allocated in the Local Plan, this development will help reduce uncontrolled growth in East Devon and deliver significant community benefits.

The new homes will feature sustainable elements such as electric vehicle charging points and will be constructed to energy-efficient standards, meeting Part L of the Building Regulations. These properties will help replenish ageing, energy-inefficient housing in the area.

As part of the reserved matters scheme, over 28% of the properties on site will be transferred to a local housing association partner for affordable rent and shared ownership, directly addressing local housing need. With 4,750 households currently on East Devon’s housing waiting list, this allocation will help dozens of families secure a home.

The vision for Cranbrook Town Centre also includes animal boxes and hedgehog highways to protect biodiversity, alongside public open space and tree planting to bring green, natural features to the residential environment.

Welcoming the planning approval, Persimmon Homes South West Managing Director, Dan Heathcote said: “We’re delighted to have secured a resolution to grant for our proposals at Cranbrook Town Centre. This development will provide a range of high-quality new homes designed for local people, especially first-time buyers, and families.

“Throughout the planning process, we have worked closely with officers and stakeholders at East Devon District Council to ensure our homes are in keeping with the local area and deliver real community benefit.

“Persimmon is proud to play a key role in Cranbrook’s development, supporting the delivery of key local amenities such as schools, retail spaces, community centres, sport pitches and allotments. Our commitment is to leave a positive and lasting legacy for the people and community of Cranbrook.”
