Next phase of Langage Business Park taking shape

A huge steel frame has been erected at Langage Business Park as the next phase of building work gets into gear.

All the ground work and preparation work at the site has been completed by local construction contractor Ryearch who have been making great progress since the start of the project last October.

The Council is investing around £3 million to develop and build high quality employment space which will be divided into six different sized units, ranging from 192sq m to 2,794sq m (2,067sq ft to 30,075sq ft).

Council Leader Ian Bowyer, who visited the site to see progress said: “It’s great to see this development come up from the ground – it is a really positive step.

“We’re building high quality and sustainable space like this to satisfy demand there is from businesses who want flexible spaces ready to move into.

“We have the highest concentration of manufacturing employment of any city south of the Midlands and hope that through this investment that the scheme will provide Plymouth with long term job opportunities and supply chain benefits.

The project is a key commitment by the Council to help deliver jobs and support the economy in the short, medium and long term. It will also help the Council as once let, it will bring in a rental income to reinvest in other services the Council provides.

The units will be fully fenced and secure and offer flexible office space (heated, carpeted, lit and ready for occupation) that can be easily extended to suit users specific requirements. There will also be large service yard areas with dedicated parking, cycle shelters, waste recycling zones and power-operated loading doors.

There will also be energy saving features such as solar photo voltaic systems, efficient heating systems in the offices and increased levels of insulation, which when combined, should minimise carbon emissions and reduce running costs for occupiers.

The scheme is due to complete by the end of August and the Council has already received a number of enquiries about possible lettings.
