Auctioneers have hailed ‘possibly the most stand-out residential development opportunity currently on the market’ in the Plymouth area.

The lot going under the hammer is a garage workshop in a prime riverside position with planning consent for a three-bedroom house.

From its elevated position next to 861 Wolseley Road, Saltash Passage, it has glorious views directly over the River Tamar to East Cornwall.

With a freehold guide price of £140,000 to £165,000, it is among the West Country lots listed for sale by the regional land and property auctioneers Clive Emson in May.

Auctioneer Graham Barton said: “We’re expecting keen interest from builders and developers as well as those with their eye on a special one-off project.

“The site offers tremendous potential to create a stunning home in a jaw-dropping riverside setting.

“It will be particularly attractive for those with boating or canoeing interests, with the possibility of installing a davits for access at the bottom of the garden.”

He added: “In our opinion, this has to be the possibly the most stand-out residential development opportunity currently on the market in the area.”

A well-presented studio flat at 4 Fellowes Place Lane South in the Stoke area of Plymouth has a leasehold guide of £40,000 to £45,000 with the remainder of a 250-year lease from 2004. Its features include a mezzanine bedroom area and private decked sun terrace.

Also in Stoke, a one-bedroom ground floor flat at 12A Victoria Place has a leasehold guide of £58,000 to £63,000 with the remainder of a 99-year lease from December 1983.

In Ivybridge, a two-cottage investment opportunity has a freehold guide of £225,000 to £250,000.

The pair of semi-detached properties – 1 & 2 Long Cottage at Lutton – also come with a two-storey detached building called Chapel Cottage in the grounds.

Graham said: “This is a fantastic opportunity with tremendous potential.

“Some may envisage the formal break-up and sale of the two cottages while others may seek planning consent for an additional dwelling and conversion of Chapel Cottage, subject to all of the necessary consents.”

Clive Emson Auctioneers holds eight rounds of auctions at five locations from Essex to Cornwall on consecutive days every six weeks, this time with a total of 152 lots.

The independent, family-run firm continued its flying start to the year with its second round of auctions in March offering 170 lots, raising a total of over £19 million for its clients.

Starting at 11am, the third of Clive Emson’s eight regional West Country auctions in 2016 takes place at the St Mellion International Resort, St Mellion, Cornwall, on Friday May 6.
